This project in Upper Hartfield, East Sussex, converted a detached garage into a premium self-contained annexe, with a second garage receiving a full new roof structure. The landscaping scope covered the full plot and included traditional stonework, bespoke ironwork and a handcrafted garden feature.
The main garage was converted into a fully self-contained living space with three distinct areas: an open-plan living room with a glazed sun room, an accessible bathroom, and a fitted kitchen. The sun room is glazed on two sides, draws natural light into what was previously a dark end of the building and opens directly onto the garden. The bathroom was designed with accessibility as the primary consideration, featuring a level-access shower, generous floor space and correctly positioned grab rails. The kitchen provides a good worktop run, integrated appliances and natural light from the garden elevation.
The second garage was retained for storage but required a completely new roof structure. We stripped it back, rebuilt the timber framework, re-boarded, re-felted and retiled to match the wider property.
The landscaping brought together stone paths throughout the garden, bespoke iron driveway gates hung to a new stone entrance, a traditional dry-laid sandstone wall, a hand-built stone well as a centrepiece feature and boundary stone walling to tie the full plot together. Every material was chosen to sit naturally in the High Weald setting.
Do you need planning permission to convert a garage into an annex in East Sussex?
In most cases, converting a detached garage into self-contained habitable accommodation does require planning permission, as it changes the use of the building. Requirements vary depending on the location, proximity to a listed building or Conservation Area, and the nature of the works. We advise on this at the outset and can work alongside a planning consultant where required. On this Upper Hartfield project all relevant consents were in place before work began.
What is the difference between an annex and a home extension?
An annex is self-contained accommodation with its own kitchen, bathroom and living space, operating independently from the main house. An extension adds space to the main dwelling but is not self-contained. An annex is often the better solution where the aim is to provide accommodation for an elderly relative or a family member who wants privacy while remaining close to the main household. Planning permission is usually required.

What landscaping materials work well alongside a rural East Sussex property?
Natural materials are the right choice for a High Weald setting like Upper Hartfield. On this project we used traditional dry-laid sandstone walling, hand-laid stone paths, a hand-built stone well as a garden focal point and bespoke iron driveway gates. These materials age well, require little maintenance and sit naturally in the landscape. The aim was for the finished garden to look established rather than newly built.
